Overview

We recently completed a strip out and site clearance project in Newcastle-under-Lyme for a portfolio landlord, preparing a large town house for refurbishment.

The aim was to remove damaged and outdated materials, clear internal spaces and get the property ready for the next phase of work.

This was a targeted strip out rather than a full back to brick, allowing key structural elements to remain in place while everything else was stripped back.

The Challenge

Access on this project was limited, with no space for a skip on site.

This meant all waste had to be carefully managed and removed using alternative methods, while keeping the site safe, organised and efficient for the team.

At the same time, the property required a wide scope of internal and external works to prepare it properly for refurbishment.

The Work Carried Out

Our team completed a full clearance and strip out across the property, including both internal works and external areas.

This included:

• Taking down a damaged front wall to a safe level
• Clearing the front garden and removing a tree
• Removing carpets, underlay and grippers throughout
• Removing internal partition walls
• Removing the fireplace
• Removing all internal doors
• Stripping kitchen, utility and toilet areas back to plaster
• Removing fitted wardrobes
• Full bathroom strip out
• Clearing the back yard and garage

The focus was on opening up the property and removing anything that could slow down the refurbishment stage.

Waste Management Without Skip Access

With no skip access available, waste removal was handled through careful planning and regular clearances from site.

Materials were separated as the job progressed and transported to licensed waste transfer stations.

This approach ensured:

• The site remained clear and safe to work in
• Waste did not build up and slow progress
• Materials were handled responsibly and in line with regulations

Programme

The full strip out and clearance was completed within 4 days from start to finish.

Working efficiently within the access constraints allowed the landlord to move straight into the next phase without delay.

The Outcome

The property has now been fully cleared and stripped, leaving a clean and open space ready for refurbishment.

By removing damaged materials and opening up the structure, the landlord now has a clear view of the work required moving forward.

This allows for:

• Better planning of refurbishment works
• Improved control over timelines and costs
• A smoother transition into the construction phase
