Strip Out and Site Clearance Project in Forsbrook
Overview
Sixtowns Waste recently completed a strip out and site clearance project in Forsbrook for a local developer converting a bungalow into a residential care home.
The client had already completed most of the initial strip out, so our role was to remove the remaining waste, open up the inside of the building and prepare the property for the next stage of refurbishment.
This was a practical early-stage works package, combining internal strip out, demolition of non-load bearing walls, waste clearance and rubble removal.
The project was completed without issue and handed back one day early, giving the developer a cleaner, safer and more workable starting point.

The Brief
The developer needed the property prepared before the next stage of works could begin.
Although much of the initial strip out had already been completed, there was still waste to remove, internal areas to open up and agreed demolition works to carry out.
Our role was to clear the remaining materials, remove selected internal elements and leave the building in a better condition for follow-on trades.
The focus was not just on clearing the site quickly, but on understanding the building and carrying out the works in a controlled way.
The Work Carried Out
The project included both internal strip out and external site clearance works.
Our scope included:
• Clearing mixed construction waste outside the property
• Removing loose debris and rubble from inside the building
• Taking up wooden flooring
• Demolishing and removing 5 non-load bearing brick walls
• Removing waste from the agreed strip out works
• Removing the covering around a structural steel so it could be properly assessed
Most of the waste was removed using the van, with a grab brought in for the rubble generated from the brick wall removal.
This helped save time, reduce manual handling and keep the project moving efficiently.
Knowing When to Stop
One of the most important moments on this project involved a brick arch in the living room.
The arch was originally included within the removal scope. However, once we were on site, it became clear that it was supporting the main steel above.
Rather than remove it as planned, the decision was made to leave it in place.
This is exactly why strip outs need to be carried out carefully.
A good strip out is not simply about taking everything out as quickly as possible. It is about understanding what you are looking at, knowing when something needs to be queried and making sure the building is handed over safely and properly.
Site Clearance and Waste Removal
The site had a mix of internal debris, construction waste and rubble that needed to be cleared before the next stage could begin.
Waste was removed in the most practical way for the job:
• Van loads for general waste and lighter materials
• Grab collection for rubble from the demolished internal walls
• Separation of materials where practical
• Disposal through licensed waste facilities
Using the right method for each waste stream helped keep the project efficient and cost-effective.
The Outcome
The property was cleared, opened up and handed back to the developer one day ahead of schedule.
By the end of the works, the building was in a cleaner, safer and more workable condition, allowing the developer and follow-on trades to move forward with greater clarity.
