Overview
Sixtowns Waste recently completed a house clearance and strip out project in Hanley for a local property investor.
The property was being prepared for refurbishment, so our role was to clear the building, strip out the agreed areas and leave it ready for the next phase of works.
This was a straightforward project, but it is a good example of how early-stage enabling works can make a big difference to the rest of a refurbishment.
Project Details
Client: Local property investor
Location: Hanley, Stoke-on-Trent
Project type: House clearance and strip out
Sector: Residential refurbishment
Outcome: Completed one day early with no issues
The Brief
The client needed the property clearing and stripping out before follow-on trades could begin their work.
Until a property is properly cleared, it is difficult for developers, builders and contractors to understand exactly what they are dealing with.
Our job was to remove unwanted items, clear waste materials and strip out the agreed internal areas so the property could be handed over in a clean and workable condition.
The Work Carried Out
The project included both general clearance and internal strip out works.
Clearance works included the removal of:
• Loose furniture
• General household waste
• Appliances
• Floor coverings
• Internal wooden doors
Strip out works included:
• Downstairs bathroom suite and toilet
• Kitchen units and associated materials
• Upstairs toilet
• Surrounding stud wall
• Fitted wardrobes in the front bedroom
The scope was clearly agreed before works began, allowing the team to complete the job efficiently and without disruption.
Preparing the Property for Refurbishment
This type of work sits right at the start of a refurbishment project.
Before new trades can begin, the property needs to be cleared, opened up and made easier to work in.
By removing the unwanted contents, fixtures and internal materials, the client was left with a much clearer view of the building and what needed to happen next.
This helps with:
• Planning the refurbishment properly
• Improving access for follow-on trades
• Reducing delays at the start of the project
• Giving the investor a clearer understanding of the property condition
A well-managed clearance and strip out gives everyone involved a better starting point.
Programme and Delivery
The works were completed one day ahead of schedule and handed back with no issues.
For property investors, developers and contractors, this is often what matters most during the early stages of a project.
A clear scope, good communication and controlled delivery allow the next phase of work to begin without unnecessary delays.
The Outcome
The property was cleared, stripped and handed back ready for refurbishment to move forward.
By completing the work early and without complications, we helped the client keep momentum on the project and gave the follow-on trades a clean, open space to start from.
