Strip Out Package for HMO Conversion in Stafford
Overview
Sixtowns Waste recently completed a strip out package in Stafford for a builder converting a large residential property into a HMO.
The original scope was relatively straightforward, but once works began, the job developed into a larger package of internal strip out and clearance works.
Despite the scope increasing and first fix trades already being on site, the works were completed on time and the overall programme was not delayed.
This project is a good example of how strip out works need to be managed properly when plans change, trades overlap and the site still needs to keep moving.

Project Details
Client: Builder
Location: Stafford
Project type: Strip out package
Sector: Residential refurbishment
End use: HMO conversion
Outcome: Completed on time with no delay to the wider programme

The Brief
The property was being converted into a HMO, and the builder needed selected areas stripped out before the next stages of refurbishment could continue.
The original scope included:
• Removing the kitchen
• Removing the bathroom
• Taking up floor coverings
• Soft stripping 2 bedrooms
This would have created a clearer starting point for the refurbishment and allowed follow-on trades to continue with their work.
However, once the project started, the scope increased.

Scope Changes During the Project
As the works progressed, additional areas were added to the package.
The expanded scope included:
• Taking all external walls back to brick
• Clearing the front garden
• Clearing the rear garden
• Removing hardwood flooring from the living room
• Managing the additional waste generated from the extra works
Scope changes are common on refurbishment projects, especially once a building starts to open up and the client gets a clearer view of what is required.
The key is making sure the extra work is managed without disrupting the rest of the programme.

Working Around First Fix Trades
The timing on this job was slightly unusual.
Normally, we would complete the strip out before first fix trades begin. On this project, the first fix trades were already on site, which meant we had to work around them.
That required careful planning and site control.
Our team had to make sure that:
• Work areas were kept clear
• Waste was managed properly
• Strip out works did not block access
• Other trades were not slowed down
• The additional scope was completed around existing commitments
• Communication stayed clear throughout
This type of project requires more than simply removing materials. It needs coordination, awareness and flexibility so the wider job can continue moving.

The Work Carried Out
Our team completed the agreed strip out works and the additional scope added during the project.
The work included:
• Kitchen strip out
• Bathroom strip out
• Floor covering removal
• Soft strip works to bedrooms
• External walls taken back to brick
• Hardwood flooring removed from the living room
• Front and rear garden clearances
• Waste removal from the agreed works
The site was kept organised throughout so the builder and other trades could continue working without unnecessary disruption.

Waste Management and Site Control
As the scope grew, so did the volume and variety of waste.
Waste materials were removed from site as the job progressed to keep working areas clear and reduce disruption to the trades on site.
Maintaining good site control was particularly important because the property was already active with other contractors.
A clean and organised site helps reduce delays, improves access and makes it easier for everyone to complete their part of the project safely and efficiently.

The Outcome
The strip out package was completed on time and the wider programme was not delayed.
Despite the increased scope, overlapping trades and the need to fit the final sections around other committed projects, the work was completed without causing issues for the builder.
By the end of the package, the property was clearer, more open and better prepared for the next stage of the HMO conversion.
The project helped:
• Open up the building for refurbishment
• Remove unwanted materials and finishes
• Prepare walls and rooms for follow-on trades
• Clear external areas around the property
• Keep the wider programme moving
• Avoid delays despite the changing scope

Why This Project Matters
Not every project follows the original plan.
The scope can grow.
The sequence can change.
Other trades may already be on site.
The programme still needs to keep moving.
This Stafford project shows the importance of clear communication, flexibility and proper site control during strip out works.
For builders, developers and property investors, having a strip out contractor who can adapt without slowing the job down can make a real difference to the success of a refurbishment project.
